It is in both yours and our interest that a project is completed successfully on time and to budget. We therefore only recommend using reputable local builders, skilled craftsmen, as well as certified professional consultants, all of whom have been working on Hvar Island for many years.

It has been our experience that working with an independent project manager has helped existing clients a great deal in minimizing mistakes and therefore additional cost and time delays. We therefore encourage clients to work with one of our project managers, who are fanatical about detail and persistent on budget control. Alternatively, a third party project manager can be hired, which ever is best suited to your requirements.

Land Survey

In some cases it will be necessary to check the boundary of your hvar house, garden or plot. If you are buying undeveloped land, a more detailed land survey will be required

Structural Survey

A rough building survey undertaken by a fully qualified engineer will give you an estimation of necessary works and costs before you purchase. If there are concerns regarding the structural competence of the object then a more detailed survey can be made.

Architectural Services

We offer full architectural services ranging from help with legal requirements and building regulations to full architectural design of your hvar real estate development. We only use renowned and respected lawyers and architects in Croatia. They all speak good English.

Project Management

Managing a project in your own country presents enough of a challenge trying to do it remotely is another story. The Project Manager will be your "eyes and ears" for the duration of the project, providing regular updates, reports and photos on the progress of construction. He / She will be responsible for the following:

Agree with you exactly what you want to achieve from the project (this is very important, it minimizes confusion and potential problems).

After consultation with you, if necessary, find a suitable architect for the project, negotiate fees and agree a contract.

Tendering assistance – we will get at least 3 quotes from different builders.

Seeing that the agreed time schedule has been followed.

Ensuring that the project is being followed in every detail.

Ensuring costs are under control and in accordance with the contractors tender price.

Cooperating with architect for necessary changes if they should appear.

Hiring other third party professionals for specialists works if required.

Ensuring that the correct materials have been used as defined in the bill of quantities.

Informing you about payment schedules for the contractors, or paying them from a bank account that has been established for that purpose.

Where there are unsatisfactory results from any of the contractors, the project manager will inform you and find suitable replacements.

The price is 10% of the total budget.

We have access to a number of different interior designers operating on a number of different levels. Whether you need a full scale interior design solution, working with designers from around the world or someone to work with you helping to make decisions and finding the best deals for the furniture and other materials you are looking to purchase, or simply ordering furniture packs, we can tailor this service to your specific needs.
